Large Proposed Development for Old Canadian Tire Site at 2220 Kingsway

Henriquez Partners Architects have applied to rezone 2220 Kingsway, the old Canadian Tire site in East Vancouver, to accommodate a large mixed-use development. This proposed Westbank development will consist of three 14 storey towers, three low rise residential podiums, a row of townhouses, and a one storey retail building which will include a grocery store. If approved, we’ll see 404 residential units, a new public park, lane, plaza and expanded sidewalks which will mark the gateway to Norquay Village.

  • Three 14-storey residential towers (148 ft) each with a different shape and identity
  • Three low rise residential buildings - two 4-storey and one 5-storey residential podium – and a row of townhouses along East 30th Ave
  • One commercial/retail building with a food store facing Kingsway
  • Total of 404 residential units:
    • 151 one bedrooms
    • 14 one bedroom plus den
    • 190 two bedroom
    • 6 two bedroom plus den
    • 43 three bedrooms
  • Amenities include an elevated center courtyard with seasonal pool, hot tub, outdoor lounge area with patio and fireplace, garden area with children’s play area, new public Chinese Garden and park on East 30th and Gladstone Street, and a plaza at the corner of Kingsway and Gladstone
  • Three levels of underground parking with 440 residential parking spots, 157 retail parking stalls and bicycle storage for 532 bikes
  • "Green" rooftops, cistern-stored rainwater for irrigation, and communal fruit trees and edible landscaping such as herbs, vegetables and berries
